12. Existing non-conforming use of land. -
Any non-conforming use may continue to exist with the following limitations:(a)Change to another non-conforming use will not be permitted.(b)The non-conforming use will not ordinarily be permitted to be extended or enlarged, provided that the Controlling Authority, in special circumstances, allow such extension or enlargement in the general public interest or with a view to secure greater economy in the working of the existing non-conforming use to such terms and conditions and for such period as it may deem proper.
