Section 7(1) in Bihar Buildings (Lease, Rent & Eviction) Control Act, 1982
(1)If at any time after the fair rent of a building has been determined under sections 5 or 6, it appears to the Controller that subsequent to such determination some addition, improvement or alteration not included in the repairs, which the landlord is bound to make under any law, contract or custom, has been made to the building at the landlord's expense, the Controller may after making such inquiry, as he thinks fit, redetermine the fair rent of the building.
