Section 249(2) in The United Provinces Tenancy Act, 1939
(2)Where an under-proprietor transfers his rights or any part thereof in land, and the transferee enters into possession the transferee shall, subject to any agreement in writing with the proprietor to the contrary, be liable to pay to the proprietor any arrears of rent due in respect of the land at the date of the transfer.
