Section 76 in The United Provinces Tenancy Act, 1939

76. Works benefiting other land

. - (1) If a tenant has made an improvement on land which is sold in execution of a decree for arrears of rent or from which he is ejected, the purchaser or the land-holder, as the case may be, shall become the owner of the work, but tenant shall be entitled to the benefit of the work, in respect of the land remaining in his possession to the same extent and in the same manner as it has hitherto benefited thereby.
(2)If a tenant has made an improvement on land which remains in his possession after a portion of his land has been sold in execution of a decree for arrears of rent or after he has been ejected from a portion of his land, the purchaser or the land- bolder, as the case may be, shall be entitled to the benefit of such work in respect of the land which does not remain in the possession of the tenant to the same extent and in the same manner as it has hitherto benefited thereby.
(3)If a land-holder has executed a work which benefits the holding of a tenant and the whole or any portion of such holding is sold in execution of a decree for arrears of rent, the purchaser shall be entitled to tire benefit of such work in respect of the land sold to the same extent and in the same manner as such land has hitherto benefited thereby.
