Section 22(2)(h) in The Delhi Rent Act, 1995

(h)that the premises are required by the landlord for the purpose of building or rebuilding or make thereto any substantial addition or alteration including construction on the terrace or on the appurtenant land and that such building or rebuilding or addition or alteration cannot be carried out without the premises being vacated;
