(2)Ground coverage for plots measuring 5000 sq. metres or more in area, the maximum permissible ground coverage shall be 45% for residential buildings or educational buildings, and 35% for buildings of other use groups or for buildings with mixed occupancies :Provided that the provisions of rule 46 shall be applicable to plots measuring less than 5,000 sq. metres.
