Section 16(1) in The Pepsu Court of Wards Act, 2008
(1)When the property of any land-holder, in respect of whom an order has been made under sub-section (2) or on the last ground stated in sub-section (2) of section 5, is released from the superintendence of the Court of Wards, such land-holder shall not be competent without the previous sanction of the Government, to alienate the whole or any part of the immovable property which has been so released, in any way, or to create any charge upon any such property extending beyond his lifetime, and every transfer made or attempted to be made, or charge created or attempted to be created, in contravention of this provision, shall be void.
