Section 8(1) in The Bombay Rents, Hotel and Lodging House Rates Control Act, 1947
(1)Where, as the result of any alteration of the terms of the tenancy or of the agreement for licence, the terms on which any premises are held are on the whole less favourable to the tenant or to the licensee than the previous terms the rent [or licence fee or charge] [These words were inserted, by Mah. 17 of 1973, section 9(a)(i).] shall be deemed to be increased for the purposes of this Part whether the sum payable as rent or licence fee or charge is increased or not.
