Section 7(2)(a) in The Bihar Buildings (Lease, Rent and Eviction) Control Act, 1947

(a)Any increase in the fair-rent allowed under clause (a) of sub-section (1) shall not in any month exceed 5/8th per cent of the cost of the addition, improvement or alteration.
