(8)If a tenant fails to make reentry under sub-section (2) of section 32 within three months from the date of the completion of repairs or building or rebuilding, as the case may be, intimated in writing by the landlord without reasonable excuse, he shall forfeit his right to reentry and shall be punishable with fine equivalent to three months' rent of the premises.
