Section 17(3) in The Maharashtra Tenancy and Agricultural Lands Act, 1948

(3)If within the period of three months so specified the tenant intimates in writing to the landlord that he is willing to purchase the site, the landlord shall make an application to the Tribunal for the determinations of the value of the site. On receipt of such application the Tribunal after giving notice to the tenant and after holding an inquiry shall determine the value of the site [which shall not exceed 20 times the annual rent thereof] [These words and figures were inserted by Bombay 13 of 1956, Section 13.]. The Tribunal may, by an order in writing require the tenant to deposit the amount of value of such site [within one year] [These words were substituted for the words 'within three months', by Bombay 13 of 1956.] from the date of such order. On the deposit of such amount the site shall be deemed to have been transferred to the tenant and the amount deposited shall be paid to the landlord. The Tribunal shall on payment of the prescribed fees grant a certificate in the prescribed form to such tenant specifying therein the site so transferred and the name of such tenant.
