According to para 4.3 of the JDA dated 18.05.2011, the deposits and the apartments such values as
specified in annexure-c along with the cost of the construction of the villas allotted to the land owners
shall be the consideration paid by the developer/ confirming party to the land owners towards the
transfer of the undivided share of land allotted to the developer by the land owners in the scheduled
property. The area of schedule property to be developed was 22.18 acres (including 15.86 acres of
land which belonged to the assessee and his relatives), out of which an extent of 2.22 acres of land was
gifted to Navalur panchayats toward open space reservation and the balance area of 19.96 acres war
