defendant to continue for a further period of 8 years by exercising ... terms of the lease, the defendant had
the unilateral right to extend the lease by another eight years. It is

has a unilateral right or privilege to resign his office and his
resignation becomes effective from
capital contribution or management
control, the estate can not assert a unilateral right to profits
