In the light of the above rulings, the learned Counsel for the respondent, would bring to my notice, the decisions in M. Rengaiyan v. A.M. Noorullah (1996) 2 L.W. 107 and Sri Rajalakshmi Dyeing Works v. Rangaswamy , in which the Supreme Court of India has laid down the principles in the following words with reference to Section 25 of the Tamil Nadu Buildings (Lease and Rent Control) Act 18 of 1960)--
