Further a collateral purpose is such which is not required to be evidenced or affected by a registered document. But defendant is claiming himself to be the tenant on the basis of this lease deed which is unregistered. Hence a valid tenancy cannot be created on the basis of such unregistered lease deed. I am supported with the above observation by the judgment of Sushil Kumar Soni Vs. Sheela 2015 SCC OnLine All 9225 : (2016) 114 ALR 414 : (2016) 3 All LJ 363 passed by Hon'ble High Court of Allahabad. The relevant quote is as follows:-

The judgment of this Court in the case of Sushil Kumar Soni (supra) relied by the learned counsel for the defendant-revisionist has no application on the facts of the present case as evident from paragraph-34 of the said judgment inasmuch as in that case except an unregistered document, no other document was brought on record to show that the tenancy was for a period of five years. On these facts, it was held that the court below erred in law in relying upon an unregistered document for the purpose of tenure of lease and consequently to that extent, the judgment of the court below was not sustained. The facts of the present case are entirely different which has been discussed above in detail.
