In the case of Rakesh Kumar Jain vs. Mr. Devender Singh Mehta, 2000 (52) DRJ 616, after making a reference to these Judgments, it was observed that the transfer of rights in an immovable property by a contract i.e. the same is a bilateral act and such bilateral contracts, cannot be cancelled unilaterally i.e. by unilateral cancellation of documents by which rights in immovable property are transferred by the transferer to the transferee.
