16 Ld. Counsel for plaintiff further submitted that the
defendant itself filed the maintenance bill dated 30.11.2021 issued
by M/s. Gee Vee Construction showing the maintenance charges
of two months as Rs.13388/- for one month Rs.6,694/- and
admitted the rent as deposited is Rs.2,459/-. Besides electricity
bills produced from record, thus, the rent becomes more than
Rs.3500/- per month which is not covered under the DRC Act.
Ld. Counsel submitted that in case of M/s. Sewa International &
Ors. vs. Meenakshi Anand, pronounced on 18.06.2021, the
Hon'ble High Court of Delhi has held "rate of rent was
