tenancy premises are governed by rent control
law, merely on termination of tenancy the tenant cannot be evicted;
the tenant is entitled to continue ... title of his landlord over the tenancy
premises at the beginning of the tenancy; (ii) such estoppel continues
to operate so long as the tenancy
title of his landlord so long as he continued in possession of
the tenancy premises and until he had restored the landlord into
possession ... this Court has upheld the principle that the tenant
continuing in occupation of the tenancy premises after the
termination of tenancy is an unauthorized

13.5In our opinion, merely by accepting an amount
