petitioner has filed this petition under section 27(2)(r) of
Karnataka Rent Act, 1999 seeking an order of eviction against the
respondent and also ... Rent Court being very limited, it has to be stated
here very specifically that this proceedings is under the provisions of the
Karnataka Rent Act

seeking the relief of eviction against the respondent and to
direct the respondent to quit, vacate and hand over the vacant ... immediately under section 27(2)(d)(ii) and
31(c) of Karnataka Rent Act.
5. It is contended that, the petitioner after waiting for
reasonable
rent does not arise and also Ex.R.1 to 30 discloses the
rents are deposited rents are deposited before the Rent Controller
till September ... payment of rent. Hence,
petitioner has not made out any grounds to invoke section 27(2)(a)
of Karnataka Rent Act ,1999. Hence, I answer
rent nor given any reply and
hence, the respondent is liable to be evicted by invoking section 27(2)(a) of
Karnataka Rent Act ... paid the rent from last three
years and petitioner also complied the mandatory provision of section
27(2)(a) of Karnataka Rent Act ,1999, petitioner
rent or replied to the said
notice. Hence the respondent is liable to be evicted
u/s.27(2)(a) of Karnataka Rent Act ... petitioner has invoked petition u/s. 27 (2) (r) of Karnataka
Rent Act. Hence prayed to allow the petition.
5. In pursuance of this petition
this petition under Section 27(2)
(a) and (r) of the Karnataka Rent Act, 1999 seeking the relief of
eviction against the respondent ... arrears of
rent within 60 days as contemplated under section 27(2)(a) of
Karnataka Rent Act. The respondent inspite of service of notice
arrears of
rent and hence it is a fit case to invoke Sec.27(2)(a) of the
Karnataka Rent Act and also to direct ... Rent Act, 1999 is hereby
allowed.
The respondent is directed to pay arrears of rent
of Rs.24,496/- and also pay the rent upto
Karnataka Rent Act, 1999.
4. It is the case of the petitioner - Ramachandrasa
before the trial Court that he is the landlord and

petitioner has not come to the Court with clean
said Act, Sec.2
of the Act discloses the provisions about the
application of the Act, which runs as under:

14. As per Section 2 of the Karnataka Rent Act, 1999, this
Act does not apply
