Section 28 in New Town Kolkata Planning Area (Building) Rules, 2014

28. Ground Coverage in respect of buildings.

(1)For any building, the area of the plot to be covered by such building is given in the Table : IX below:Ground Coverage for Building

(2)Notwithstanding anything contained in Sub-Rule- (1), for plots measuring more than 5000 Sq.M. in area, the maximum, permissible ground coverage shall be 45% for residential building or buildings and 35% for building or buildings with other occupancies including mixed occupancy.
(3)For buildings on plot measuring 5000 Sq.M. or more additional ground coverage to the extent of 15% may be allowed for car parking and building services. The additional ground coverage of 15% will be exclusively utilized for car parking, ramps, staircase, lift for upper level car parking and building services such as A.C. plant room, generator room, fire fighting equipments, electrical equipments etc. not exceeding 5% out of such 15% subject to compliance of other relevant rules.Note : (applicable for Rule- 27 Rule- 28 above): - The essential utilities within a plot shall be water supply, sewerage, drainage, solid waste management and power supply services. The structures and appurtenants to be used exclusively for these five categories of essential utilities shall be exempted from the provision of `Ground Coverage' and "Floor Area Ratio" for the particular plot.
