Section 116 in Cuttack Development Authority (Planning and Building Standards) Regulations, 2001

116. Open spaces & Community Facilities.

- The open spaces and community facilities in a residential sub-division plan shall be provided as mentioned below:
(i)Open space - A minimum of 7% of the total area in residential subdivision plan shall be left for open space requirement to be used for tot-lot, park, playground, plantation and such other purposes:
Provided that where a person owns one acre of land or less without owning contiguous land, the percentage of open space may be reduced to 10%. In case, the width of road provided is 9 metres or more this provision of open space may be exempted.
(ii)Community Facility - Over and above the open space stated above, area shall be left for community facilities such as education, health, recreation and other utilities. This will be in proportionate to the size of the population to be accommodated ultimately and be provided as per the rate prescribed in Table-4 and Table-14.
